Overview
The Signature at MGM Grand is a trio of 38-story gold-glass towers just east of the MGM Grand resort on Harmon Avenue, developed by MGM and Turnberry and delivered between 2006 and 2008. Its 1,728 units — 576 per tower — are primarily studios and junior suites plus one-bedroom suites, all fully furnished, in quiet, non-gaming, smoke-free buildings connected to the resort by a private covered walkway.
This is the Strip’s benchmark condo-hotel. Owners can place units into the MGM-managed rental program, where the operator books nightly guests, handles housekeeping, and splits revenue — the closest thing Las Vegas offers to hands-off Strip hospitality income with a deeded asset behind it. The trade-offs are the standard condo-hotel ones: limited conventional financing (cash and portfolio loans dominate), revenue that moves with the tourism cycle, and units built for guests rather than full-time living.
The Signature suits investors first, personal-use-plus-income owners second. As a primary residence it is a stretch — kitchens are compact and the buildings run on hotel rhythms — but as a Vegas base that pays its own way between visits, few properties are as proven.
Amenities & Lifestyle
Each tower has its own heated pool, fitness center, 24-hour concierge and front desk, and a lounge and deli at the lobby level; room service is available from MGM Grand. Ownership includes hotel-guest privileges across the connected resort, and the covered walkway means the casino floor, restaurants, and entertainment are minutes away without stepping outside.
For owners in residence, the experience is peaceful in a way center-Strip rarely is: the towers sit a block off the Boulevard, and with no gaming inside, evenings are genuinely quiet.
Location & Nearby
The address is Harmon Avenue at the back of the MGM Grand block, a short walk to the Strip’s southern core: T-Mobile Arena, Top Golf (directly adjacent), Park MGM, and the restaurant rows of MGM Grand itself. The Harmon corridor also gives drivers a fast lane in and out, avoiding Las Vegas Boulevard entirely.
Harry Reid International Airport is under ten minutes by car — among the shortest airport runs of any Strip-area tower, a real convenience for fly-in owners and their guests.
